SSIMS Construction Progress Updates November 2024

Hello SSIMS and Sligo Creek Community Members,

As we move into November, we want to take a moment to share the progress made in October and what’s in store this month.

In October, we achieved several key milestones, including installing the second-floor structural steel, including beams and decking, which will provide the framework for the building. Stair 12 was completed and provides enhanced accessibility and flow of construction activities within the building. Concrete work included the second-floor slab on deck and concrete work for Stair 12.

The installation of the CMU-bearing walls for the main roof steel, which will support the new addition's upper structure, was accomplished. The main roof joists, deck, and frames for mechanical equipment for the Auxiliary Gym and Dance Studio were set in place. We commenced roofing along the addition and existing structure connection.

Wiring and breakers for the Science Lab panel transfer were installed, and the overhead ductwork, plumbing, and electrical rough-ins were installed on the first floor, specifically in the restrooms, fitness studio, and locker rooms.

We also began laying brick along the east side elevation of the Auxiliary Gym and Dance Studio. This will be the final façade of the future addition.

Our milestone goals will focus on the Main Gym as we enter November. We will begin slab-on-grade preparation, which includes cutting to grade, installing underground conduits, and pouring concrete. The CMU-bearing walls will be built, followed by the setting of the gym joists and decking, establishing the framework for the new Main Gym space.

We aim to complete the power transfer from the old panels to the new ones at the Science Labs this month. We will also continue with the overhead ductwork, plumbing, and electrical rough-ins on the first floor, including restrooms, fitness studios, and locker rooms. We will begin the plumbing and electrical rough-ins within the Auxiliary Gym and Dance Studio.

Brick veneer installation will continue on the south side along the Sligo Creek upper-level corridor.

We’re excited to provide you with a comprehensive update on the progress of your project and the upcoming work planned for the next phase. The past month has seen significant advancements thanks to our team's hard work and dedication. Here’s what has been completed and what you can expect in the coming weeks:

Recent Accomplishments:

CMU Bearing Walls: We are pleased to report that we have successfully installed the CMU (Concrete Masonry Unit) bearing walls for the second-level steel framing. This crucial step ensures the structural integrity of the building as we move forward.

Steel Framing & Stair Installation: The second-level steel framing and decking have been installed, marking a significant milestone in the project timeline. We have installed Stair 12, which provides access to the upper levels of the facility.

Detailing & Welding: Our team has detailed the second-level steel framing and completed all final welds and connections.

Interior CMU Walls: The installation of interior CMU walls on the first floor has been completed. These walls encompass essential areas such as locker rooms, restrooms, showers, and office spaces. They are integral to the facility's layout and functionality.

2nd Floor CMU Installations: In addition to the first-floor installations, we have successfully installed CMU walls in the second-floor storage room and restrooms, further advancing the project’s interior framework.

Electrical Work: We have made substantial progress in electrical installations, with the main distribution panel and electrical panels now fully installed on the second level. This foundational work is essential for powering the various systems throughout the facility.

Rough-Ins: Our team diligently completes mechanical and electrical rough-ins as we install the CMU walls. This phase is critical for ensuring that all systems are in place for efficient operation.

Roofing Protection: We continue to address, install, and protect ongoing work from the elements. This will continue to be ongoing and a work in progress until the structure is complete.

Upcoming Work:

Concrete Preparation: We are preparing for the concrete slab pour for the second-floor Auxiliary Gym, dance studio, and Stair 12. This next step is vital for establishing the foundation for these areas.

Auxiliary Gym Construction: Once the concrete is poured, we will focus on constructing the CMU-bearing walls and the remaining exterior walls for the Auxiliary Gym. This will allow us to create a dedicated space for physical activities and community events.

Joist and Decking Installation: After the CMU-bearing walls for the Auxiliary Gym are completed, we will proceed with installing gym joists and decking.

Mechanical, Plumbing, & Electrical: Our team will continue to install mechanical and plumbing sleeves and electrical rough-ins throughout the facility. These installations are essential for ensuring all systems are integrated and function properly.

SSIMS Construction Progress Updates September 2024

Hello SSIMS and Sligo Creek Community Members,


The project team made significant progress in August, focusing on interior and exterior work.

We successfully completed the CMU (concrete masonry unit) walls in critical areas, including locker rooms, offices, and girls’ restrooms. Electrical rough-ins and MEP (Mechanical, Electrical, and Plumbing) sleeves were installed within the CMU walls, and the electrical panels were placed in the second-floor electrical closet. The ceiling in Corridor 1 was finished, followed by the installation of lights, devices, and temporary VCT flooring. Bathroom partitions were installed, and work continued in other areas, such as brick and window installation in the courtyard.

For structural work, we completed the installation of steel at the 2nd level infills and decking replacement. We also installed CMU-bearing walls to support the 2nd level steel. Concrete stairs at Stairwell 11 were prepped and poured, ensuring safe access for continued work.

On the exterior of the building, the replacement of the curb, gutter, and sidewalk around the bus loop has been finalized, significantly improving access and safety for the upcoming school year.

Looking ahead to September, we will focus on completing structural, interior,and MEP tasks to continue pushing the project forward. We will complete the remaining steel and decking work on the 2nd level, followed by prepping and pouring the slab on the deck. Additional CMU-bearing walls will be built for the auxiliary gym, and we’ll move ahead with the main roof framing .Continuing our focus on MEP rough-ins and openings, we’ll progress with electrical panels and associated infrastructure within the CMU walls to prepare the building for its subsequent phases.

SSIMS Construction Progress Updates August 2024

Hello SSIMS and Sligo Creek Community Members,

The following are key highlights from the past month, which share progress on the SSIMS/Sligo Creek Elementary School project.

We are excited to share that the pour for the critical slab that connects the old slab in the existing school building to the new one in the addition has been successfully poured. This allows us to install the ceiling grid and set up essential temporary protection walls just in time for the return of teachers and students for the coming school year. The pour of the slab in the new addition for the basement/gym, restrooms, and locker room spaces has also been completed.

Stairways are always a big part of the construction process, and we are happy to report that the steel for Stair 11 has been partially set, and the masonry work for Stair 12 is also nearing completion.

Pivotal steel has been placed to connect the two structures, reinforcing the stability and integrity of the buildings. The second-floor deck of the new addition is currently being welded to secure the second floor of the existing school, marking significant progress with the project. To the average person, it may not seem like much; however, before this milestone, there has been a significant amount of work being put in place with footings, underground utilities, and foundations before this can happen. Now, we’ll start to see the “bones” of your new addition start to go up.

Lastly, an update with underground utilities and the stormwater piping along the Sligo Creek bus loop has been strategically replaced, enhancing the infrastructure and ensuring efficient water management for the school.

SSIMS Construction Progress Updates July 2024

Hello SSIMS and Sligo Creek Community Members,

As summer ensues, our team has been working diligently to ensure that the project progresses smoothly and on schedule. The soft demolition of the west wall has been initiated, including cut/cap/make safe procedures to prepare for further construction. Concurrently, work commenced in the courtyard and storefront areas.

We are excited to share that the addition's westmost wall is progressing well, along with its adjacent slabs. We are in the process of erecting our bearing walls, which will soon allow us to set the steel—a significant milestone in our progress. This will ensure a more substantial barrier and allow us to fully remove the wall that currently separates us from the existing building. This prioritization will facilitate a seamless transition and provide adequate protection for the school.

June saw the initiation of our critical storm and sanitary tie-ins to the existing school lines, along with the continuation of critical slab rough-ins that lay the essential groundwork for the building's infrastructure, enabling us to complete our slab pours at the main gymnasium platform and exercise/fitness room.

Looking ahead to July, we are preparing to start hard demolition work in the first few weeks. Additionally, our storm line and sanitary tie-in work underneath the promenade by the Sligo Creek bus loop will continue, along with the Sligo Creek curb cut for ADA access, which is scheduled for completion by the end of July. We will continue the installation of CMU bearing walls for steel structure tie-ins to the existing building and set the steel at the existing school tie-in for Stair 12. Electrical rough-ins work will continue within the CMU walls and existing Corridor 1. Slab on grade prep and installation for Stair 12, boys’ restrooms and locker rooms, and girls’ restrooms and locker rooms. We will also begin the installation of CMU-bearing walls at the locker room, the existing Sligo Creek corridor as well as Stair 12. As we work we are making the necessary accommodations to minimize disruptions for all staff utilizing the building during the summer months.

SSIMS Construction Progress Updates June 2024

Hello SSIMS and Sligo Creek Community Members,

We’re back with another exciting update on the school construction project. This month has been filled with incredible progress and we’re thrilled to share all the latest milestones with you. Here’s what’s been happening:

Recent Progress
Building Footings and Foundations: We’ve been working on installing the building footings, essential for supporting the structure. In addition, we’ve successfully installed the CMU (Concrete Masonry Unit) foundation walls, providing a solid base for the rest of the building.

Underground Work: Installing underground storm and sanitary lines is ongoing, ensuring your future school will have top-notch drainage and sewage systems. To prepare for the slab on grade, we’ve backfilled around plumbing trenches and foundation walls.

Electrical Progress: Our team has been busy with electrical conduit rough-ins in both the CMU walls and slab on grade, laying the groundwork for our electrical systems.

Concrete Work: We’ve poured the slab on grade for Stair 11 CMU walls, another significant step towards our goal.

Retaining Wall Installation: A key highlight this month was installing the retaining wall along the Sligo Creek Bus Loop. This retaining wall is crucial for the stability of the remaining building pad. It will need to cure before we can proceed with the next steps.

Upcoming Work and Summer Changes

As we move into the summer months, we have some important updates regarding work activities that will temporarily affect entry points and traffic flow:

Entry Point Changes: This summer, there will be temporary changes to the entry for SSIMS until 8/19 when teachers return, as well as a temporary closure (from approximately 6/17-7/15) to entry at the bus loop in front of Sligo Creek Elementary School. We appreciate your understanding and patience as we make these necessary adjustments to ensure safety and efficiency.

Corridor 1 Ceiling Work: Will begin June 17th, after students and teachers are out of the building. Directional signage for the temporary relocation of the entrance to the school will be posted during construction.

What’s Next?

Once the retaining wall has sufficiently cured and passes the strength break test we’ll:
· Remove the forms used during the wall construction.
· Install the drainage system for the wall to ensure proper water management.
· Backfill the remaining building pad to prepare it for further construction.
· Complete the remaining building footings and CMU foundation walls.
· Continue with sanitary and storm rough-ins, ensuring our underground utilities are top-notch.
· Proceed with electrical rough-ins to keep our progress on track

SSIMS Construction Progress Updates May 2024

We are excited to share the latest update on the construction at SSIMS and Sligo Creek ES. Your ongoing support and enthusiasm have been instrumental in driving this project forward. The following are the key milestones achieved in April and upcoming activities for May.

Installation of Additional Erosion & Sediment (E&S) Controls: In response to the County’s requests, in April we implemented additional E&S controls to enhance environmental protection measures on the construction site. These measures aim to minimize soil erosion and sediment runoff, preserving the integrity of surrounding ecosystems.

Installation of Building Foundations: The installation of building foundations began these past couple of weeks after further clarification from the design team and the existing school structure. This crucial step lays the groundwork for the structural integrity of the addition.

Installation of Underground Plumbing (Storm and Sanitary Lines): In April we began the installation of underground plumbing systems for both stormwater and sanitary lines. This essential infrastructure ensures proper drainage and water management, contributing to the overall functionality and sustainability of the new gymnasium and classroom addition.

Commencement of Masonry Walls: Within the next two weeks, we are scheduled to begin construction on some of the necessary masonry walls. This marks the initial step in the vertical development of the addition, taking place next to the existing school building.

SSIMS Construction Progress Updates April 2024

In March, the demolition phase wrapped up smoothly as materials were processed and removed from the site. Sediment control systems were promptly installed to maintain environmental standards. Currently, the focus is on planning the elevations for the upcoming footing and foundation work scheduled for April. Additionally, site contractors are diligently leveling the building pad in preparation for the next phase. It’s all progressing steadily as we move forward with the project.

Looking into April some smaller retaining walls will be built on the Sligo Creek side of the building and our concrete contractors will be prepping and pouring the footings and foundations for the new addition. The project's remaining work will occur during school/daytime hours. Henley will coordinate with the school schedule to minimize any noise impact on student learning.

The fourth SCIT (School Construction Impact Team) meeting was held on 3/20/24 where the above construction updates were provided. Henley will provide construction schedule updates with MCPS and upon approval will share with the SCIT committee.

SSIMS Construction Progress Updates March 2024

The end of February marks the completion of major demolition work, but processing and hauling out of materials will continue into the beginning of March.

In February demolition work continued including joist removal, structural steel framing, concrete slab on grade removal as well as the removal of the brick facade and stage area. All debris continued to be sorted and hauled off-site. We do want to make note that there will be a little more demolition work to take place in the next phase of the project to complete SSIMS’s entry promenade in the summer of 2025. It was also noted that a parent observed dust during the day, which is believed to be the result of moving demolition debris into trucks. Henley will ensure that the demolition contractor is using water to help minimize dust moving forward. Both principals have stated that they were satisfied with the minimal disruption and noise.

Looking forward to March, construction activities will include the remaining demolition of slab and footings on the Sligo Creek Elementary school side. This month the new building pad grading, footers, and underground work will begin for the new addition. Henley’s Superintendent will also reach out to Sligo Creek’s principal to discuss the location of the school’s bike rack.

The third SCIT (School Construction Impact Team) meeting was held on 2/21/24 and it was reported that the current design meets the needs of general SSIMS programs and additional office space for external support groups has been identified.

SSIMS Construction Progress Updates February 2024

Interior and exterior demolition work has continued throughout January during the hours of 3:00 to 11:00 pm to not disrupt students' learning. Hauling and processing of materials will continue in February during the hours of 9:00 am – 1:00 pm.

Exterior building demolition work included building façade and wall separations, roof and joist removal, and structural steel. Interior demolition activities included selective interior wall separations.

Additional temporary walls have been built within the school for the protection of the students and staff from construction and noise and to secure the job site. There were a couple of rain incidents during January, as demolition work created some new opportunities for rainwater to enter, however, Henley worked with MCPS staff to immediately address them. The addition of these walls will also aid in the prevention of any future weather incidents within the existing school structure.

The second SCIT (School Construction Impact Team) meeting was held on 1/17/24 and it was reported that demolition work is progressing well with no interruptions to students, staff, or community members. Henley has provided a presence during SCES dismissals times to respond to any noise concerns if needed. To date, no concerns have been raised during dismissal times. We look to continue these best practices moving forward with the remainder of the demolition work.

January also saw the addition of a construction trailer/office to the site which is located within the construction fencing in the upper school parking lot.

In February we will continue with demolition work with joist removal, structural steel framing, concrete slab on grade removal, brick facade from the stage area, and shoring of the existing structure.

SSIMS Construction Progress Updates January 2024

As we begin the new year we are excited to share that construction activities resumed in December with the Noise Waiver Certificate being approved in late November.

In December, the demolition contractor re-mobilized to continue interior demolition work, and removal of concrete masonry walls during scheduled evening shifts (between 3 and 11PM) and continued with the haul-out and processing of demolition materials during day shifts using the upper parking lot (between 9 AM and 1PM). During the day shift SSIMS school visitors should use the lower parking lot, including student pickup and drop off. During the evening shift, demolition will only take place inside the secured fenced area to not interfere with SCES dismissal. SSIMS parents are encouraged to use the lower parking lot for student pickup from after school activities.

The installation of a temporary sidewalk and stairs near the SSIMS front entrance has been completed to relieve student congestion during arrival and dismissal times. Temporary roofing has also been installed on the existing school structures during construction until the new addition is tied in.

In January, demolition will proceed with the following in the old auditorium space: remaining roof, vertical and horizontal separations, the brick façade on the old stage, the building’s exterior west facade, and the removal of all remaining roof joists. Shoring of the existing structure will take place to ensure structural integrity and safety. All construction safety measures remain in place and are evaluated on a regular basis.

SSIMS Construction Progress Updates November 2023

This month's update will be brief as we are currently waiting on a noise waiver permit to proceed with the demolition of the auditorium space. The noise waiver will allow demolition to occur outside of the instructional day as well as comply with local noise ordinance regulations.

Henley met with the Department of Environmental Protection’s Compliance Officer and reviewed plans utilizing daytime hours for hauling material away and evening hours to perform building demolition work.

The estimated timeline to receive the noise waiver is 3-4 weeks. This would allow demolition to potentially start by the end of November or the first week of December.

All construction safety measures remain in place and are evaluated on a regular basis. The newly relocated site fencing along the sidewalk on Schuyler Road was adjusted to improve the perimeter construction area barrier.

Updates on the school addition project will occur at the PTSA meeting on November 14th. In addition, representatives from the Purple Line will also be attending the PTSA meeting to provide updates on the Purple Line project.

SSIMS Construction Progress Updates October 2023

As we enter the Fall season, we have the following information to share regarding the addition to SSIMS.

First, we appreciated being able to attend this year's first PTSA meeting during your back-to-school night on September 14th and would like to thank all the community members who stopped by to speak with us and ask questions regarding the project. It was great to answer your questions, share RRMM's (the architect) renderings, and witness your excitement for your new space firsthand. Should you have missed the back-to-school night, the architectural renderings are still available to view in the school’s front hallway and on our website.

Prior to the start of any portion of the construction project, Henley requires that all individuals working on the site attend a safety orientation ensuring that everyone understands Henley's standard safety requirements as well as MCPS’ security protocol. Upon completion, individuals will be issued a project-specific sticker and number to be worn on their hard hats.

Before beginning any selective demolition work, Henley's teams brought in all the necessary mechanical, electrical, and plumbing (MEP) trades to "make safe" all necessary electrical and plumbing connections. This involved the disconnecting and capping of all electrical and plumbing sources between the auditorium being taken down and the occupied school.

We have fully wrapped the construction site fencing to identify and enclose the construction areas to separate the students, staff, and community from the area of construction.

Currently, the demolition subcontractor is performing selective demolition work inside the auditorium. All work is being done by hand, and noise is being monitored to prevent student learning disruption. Constant communication is being maintained with Mr. Bilock and Ms. Nesmith, the Principals, to ensure everything remains operational for the students and staff during the school day.

Moving into October, the mass demolition of the exterior structure will begin. This work will be coordinated with school activities to limit the disturbance of the instructional day.

We will continue to post the new bus, car, and foot traffic routes to the school throughout the duration of construction.

SSIMS Construction Progress Updates

In this section on your school's website Henley Construction Company will provide updates on construction activities, including progress of work and upcoming construction activities throughout the lifespan of the project.

As an introduction, we have attached several documents providing the construction layout as to where work will be taking place and new traffic patterns.

The orange areas in the images identify construction activities that will be taking place, while the light-yellow areas identify the existing school entrances and hallways. A combination of existing walls and new wall barriers separates both schools and the construction area. Construction fencing is installed around the exterior perimeter of the construction activities.

Below are the new bus, car, and foot traffic routes to the school throughout the duration of construction.

During the months of July and August, as the project kicked off, exterior site fencing and interior construction partitions were installed. New temporary ADA -accessible ramps were built at both front entrances at SSIMS and Sligo Creek Elementary School to allow access throughout the course of construction. The existing mechanical and electrical systems in the areas to be demolished were cut and capped and made safe for demolition and future work. Abatement was completed inside and on the exterior of the Auditorium. Demolition work of areas of curbs and sidewalks and the installation of concrete handicapped parking, paving, striping, and signage at the front entrance to SSIMS.

Moving into September we will begin with the selective demolition of interior portions of the auditorium, followed by the complete demolition of the entire auditorium. All safety precautions and protocols are in place as the students, staff, and community are our first priority in an occupied school setting.
